What is a BER?+

A Building Energy Rating is a calculated measure of a home's energy performance. Since 24 May 2026, newly issued certificates use the simplified A0 to G scale, with A0 representing the highest-performing fossil-fuel-free buildings.

When do I need one?+

A valid BER is generally required when a home is offered for sale or rent. A current rating can also be useful when planning improvements or discussing energy-related mortgage products with a lender.

How long does a BER remain valid?+

A BER can remain valid for up to 10 years. However, changes that affect the home's energy performance, such as an extension or a new heating system, may mean the existing certificate no longer represents the property accurately.

How long does the visit take?+

The survey time depends on the size, layout and complexity of the property. DwellPath will confirm the likely appointment time after reviewing the details you provide.

What evidence should I prepare?+

Useful evidence can include the MPRN and Eircode, construction or extension dates, plans, insulation records, invoices, product specifications, heating documentation, window or door certificates and airtightness results. Only evidence that meets the applicable requirements can support non-default values.

What happens if documentation is unavailable?+

The assessment can still proceed, but the DEAP methodology may require conservative default values where an improvement or product performance cannot be adequately supported. This can result in a lower rating than a homeowner expects.

Is the price always fixed?+

Your written fee is confirmed after the property details are reviewed. Larger, extended, mixed-construction or unusually complex properties may need a more detailed scope before booking.

Will I receive improvement recommendations?+

Yes. A published domestic BER is accompanied by an advisory report containing recommendations based on the assessment inputs. It is a starting point for discussing potential works with appropriate professionals.
